Arizona Home Inspection Pricing: Upspect Size and Age Tiers
Upspect’s current Arizona table starts at $425 up to 1,999 square feet, with age adjustments, add-ons, and $200 reinspection.
Upspect’s current Arizona residential table starts at $425 for homes up to 1,999 square feet. The next tier is $495 for 2,000–2,999 square feet, and the schedule adds $50 for a 41–49-year-old home or $75 for a home at least 50 years old. The page says these rates apply to new bookings beginning August 3, 2026. Read Upspect’s pricing.
For a 1,800-square-foot, 45-year-old home, the worksheet is $425 + $50 = $475 before travel or specialty work. A 1,800-square-foot home at least 50 years old is $425 + $75 = $500. A 2,400-square-foot, 45-year-old home instead starts at $495 + $50 = $545. These are direct applications of the provider’s rows, not an Arizona market average.
| Property or service | Published price | What changes the quote |
|---|---|---|

| Residential inspection 2,000–2,999 sq. ft. | $495 | Age adjustment may apply |
| Home age 41–49 years | +$50 | Added to the size tier |
| Home age 50+ years | +$75 | Added to the size tier |
| Reinspection or repair verification | Starts at $200 | Up to 15 items; distant trip fee may apply |
The inspection itself is a limited visual review of readily accessible systems. Upspect lists a $250 sewer-scope add-on ($400 standalone), $75 pool add-on, $50 termite add-on, and $75 sprinkler/irrigation add-on. Specialty work is not automatically included in the base row. Read Upspect’s home-inspection scope before treating the inspection as a substitute for engineering, sewer, pool, or termite evaluation.
Use the property’s recorded square footage and construction year to select a row, then provide the address and specialty requests. Upspect says distant reinspection travel can carry a separate trip fee, so a $200 starting price is not necessarily the final follow-up total. Recheck the table before booking; the August 3 effective-date note and future geographic adjustments can change the worksheet.
