A mold-remediation quote should identify the affected materials and the moisture problem. Compare investigation, cleanup, and rebuilding separately so a treatment price is not mistaken for a complete repair.
Price evidence and its limits
HomeGuide’s cost guide, dated February 5, 2026, lists $1,500–$6,000 for its medium-area category covering 100–300 square feet. These are the publisher’s U.S. consumer-guide estimates, checked September 7, 2026; they are not local bids or a price survey conducted by this site. The source date is not the date every underlying project was priced. This is a remediation cost estimate, not a health-risk classification. It does not prove that rebuilding, moisture-source repair, or every inaccessible area is included.
Define the work in the quote
Assessment
Ask what areas and materials are affected and what remains inaccessible. Request a written explanation of the moisture source and responsibility for correcting it.
Cleanup scope
Specify containment, removal or cleaning of materials, protection of occupants and belongings, and waste handling. Have the provider explain the completion criteria and whether independent assessment is proposed.
Rebuilding
List replacement insulation, drywall, flooring, cabinetry, and painting separately. Ask what additional authorization is required if opening an area reveals more damage.
Moisture correction belongs in the plan
EPA emphasizes correcting the water or moisture problem as part of mold cleanup and recommends professional help for contaminated-water situations. EPA cleanup guidance. Ask who will address the moisture source and who will verify the agreed cleanup result. A visible area measurement does not alone establish the full scope behind finishes, the precautions required, or the price of reconstruction.
The key question before authorizing work
Ask: What moisture problem will be corrected, which materials will be removed or cleaned, and does the total include rebuilding?
