NYC Real Property Recording Fee: Official Two-Page Example

NYC’s official example gives $42 for a standard two-page real-property document; small-font documents use a different $64 example.

New York City’s Department of Finance gives an official $42 example for a standard two-page real-property document: a $32 standard fee, a $5 Recording and Endorsement cover-page fee, and the page charges described in the FAQ. The city’s wording and example should control your estimate; do not turn the example into a universal formula for every instrument. Read the NYC land-records FAQ.

The same FAQ gives a $64 example for a two-page document printed in a font smaller than eight points: $49 standard fee, $10 cover-page charge, and the stated page charge. The amount changes because both the base fee and cover-page fee change. Use the city’s example that matches the document format rather than carrying the $42 figure into a small-font filing.

City example Published total Inputs shown by NYC
Standard two-page document $42 $32 standard fee, $5 cover page, page charges
Small-font two-page document $64 $49 standard fee, $10 cover page, page charges
Additional block +$2 each after first Property identifier changes
Additional lot +$3 each after first Property identifier changes
Assignment of mortgage +$3 per mortgage recited over one Instrument-specific

The FAQ separately says an additional block costs $2 after the first and an additional lot costs $3 after the first. An assignment has its own mortgage-count charge. A satisfaction involving a consolidated mortgage uses another calculation; the city’s example of a two-page, two-mortgage satisfaction is $74. That is why a deed, assignment, satisfaction, and mortgage should not be priced as interchangeable two-page documents.

The cover page also affects what is submitted. NYC says each document in a transaction requires a cover page, fees are calculated individually, and a transaction can combine those document totals. The city’s ACRIS process produces a Total Fee page after the data is entered. Read NYC property-recording information when the document is ready for filing.

Count the document pages exactly as the city’s workflow requires, identify the instrument type, and enter the block and lot information. The $42 number is a useful standard-format example, not a promise that every two-page package costs $42 or that cover-page treatment is identical across document types.
