Roof Cleaning: Compare Methods, Access, and Warranty Limits
Choose a roof-cleaning quote by its treatment method, runoff protection, access plan, and shingle warranty limits. Pressure washing can be the wrong scope for asphalt shingles.
Roof cleaning is a maintenance decision with a material-risk component. Ask the provider to identify whether the growth is algae, moss, lichen, or loose debris and to name the roof covering before comparing methods. GAF’s technical bulletin recommends a special cleaning mixture and low-pressure rinsing for its shingles, and explicitly warns against power washing because it can dislodge granules and contribute to premature failure (GAF algae-staining bulletin).
Compare the method, not the marketing label
| Quote method | Ask the provider to specify | When the quote needs extra scrutiny |
|---|---|---|
| Low-pressure chemical treatment | Product label, dwell time, rinse pressure, plant protection | Runoff, nearby landscaping, and roof warranty restrictions |
| Soft wash with manual debris removal | Chemical and physical steps kept separate | Moss can be attached to brittle or lifted shingles |
| Pressure washing | Surface, pressure, and manufacturer authorization | Asphalt shingle granule loss or damaged flashing |
| Brush or broom cleaning | Material compatibility and fall protection | Abrasion can remove surface protection |
Dark streaks may be cosmetic algae staining rather than structural damage. GAF explains that blue-green algae thrives in moist conditions and lists algae-resistant shingle warranties on qualifying products, but warranty terms depend on the label and product (GAF warranty comparison). Ask for the shingle brand and package label before assuming a warranty pays for cleaning. A warranty is not a blanket license for any cleaning method.
Access and protection belong in the scope
The quote should state roof height and pitch, whether a ladder or lift is used, how workers protect gutters and landscaping, and where chemical runoff goes. Wet roofs become slippery. GAF’s own bulletin tells readers to use caution because the surface becomes slippery when wet. Do not select a provider on a low price if the proposal omits fall protection, plant protection, or cleanup.
If the roof has moss lifting shingles, cleaning alone may not restore the roof. Request a separate roof-condition note with photos of lifted, cracked, or missing shingles and exposed underlayment. A roofer should identify repairs before a cleaner applies chemicals. If the roof is beyond practical maintenance, compare cleaning plus repair with replacement rather than treating a cosmetic reset as a long-term fix.
Warranty and frequency questions
Have the cleaner name the product and provide its label instructions. EPA guidance cautions that cleaning chemicals and biocides need appropriate handling and that mold or moisture problems require correcting the underlying source (EPA mold guide). Roof algae is not the same as indoor mold, but the same principle applies: a recurring damp condition, overhanging shade, or clogged gutter can return the stain.
The cleaning method and access plan need to be settled before comparing prices; the cited manufacturer guidance does not establish service rates. Roof height, pitch, area, material, growth severity, access, and chemical controls determine the quote. Require a written scope with the method, product, roof area, protections, warranty limits, and any repair exclusions. A quote that says only “wash roof” is not comparable.
