Correction — September 7, 2026: This revision removes unsupported price assertions and narrative examples presented as experience. Any retained price evidence is attributed with its scope and limits. See the methodology.
Roof bids should describe the actual roof surface and a complete roofing system. A home floor-area figure does not establish the roof quantity or the detail work around penetrations and changes in slope.
Price evidence and its limits
Angi’s roof-replacement guide, checked September 7, 2026, lists $5,800–$20,000 installed for asphalt shingles in its material table. This is Angi’s broad consumer estimate, not a roof-area-specific bid or a current local survey by this site. The table does not establish the measured area, tear-off layers, or decking condition for your home. Use those details to compare bids for the same roof.
Define the work in the quote
Measurements and removal
Request the measured roof area, waste allowance, existing layers, and tear-off scope. Identify staging, protection of the property, debris removal, and disposal.
Roofing system
Specify the covering, underlayment, flashings, edges, penetrations, and ventilation work. Ask which components will be reused and why they are suitable for the new installation.
Concealed repairs
Set a unit price or approval process for damaged decking discovered during tear-off. Require photographs, measured quantities, and authorization before additional work; distinguish material warranty from installation coverage.
Decking allowances need a unit and approval process
Ask how damaged decking will be identified after tear-off and how replacement will be priced. Keep roof area separate from the home floor area and specify layers removed, flashing, penetrations, ventilation work, and cleanup. Require evidence before approving concealed-condition additions. A shingle material choice alone does not determine whether two bids include the same roof assembly and repairs.
If the proposed work is surface cleaning rather than replacing a failed roof, compare the separate roof-cleaning scope. A cleaning quote and a replacement proposal describe different results.
The key question before authorizing work
Ask: Does the bid include the full roof system and tear-off, and how will hidden decking repairs be measured and approved?
