Exterior painting quotes are comparable only when they include the same surfaces and preparation. A house floor-area number does not show the siding, trim, height, or access a painting contractor must address.
Price evidence and its limits
HomeGuide’s cost guide, dated July 9, 2025, lists $1.50–$5 per square foot for professional exterior painting. These are the publisher’s U.S. consumer-guide estimates, checked September 7, 2026; they are not local bids or a price survey conducted by this site. The source date is not the date every underlying project was priced. Its house-size examples use different surface-area assumptions. Ask the painter to identify actual paintable area and preparation rather than applying the rate directly to indoor floor area.
Define the work in the quote
Surface inventory
List siding, trim, fascia, soffits, doors, shutters, and any excluded surfaces. Ask for the measured or otherwise documented quantities used to prepare the estimate.
Preparation and repairs
Specify cleaning, scraping, sanding where appropriate, caulking, priming, and repairs. Separate rotten wood replacement and hazardous-material work from ordinary painting preparation.
Coatings and access
Record the coating products, colors, finish, coverage plan, staging, and protection of plants and neighboring property. Confirm cleanup and the process for reviewing missed or defective areas.
Preparation should have measurable boundaries
List surfaces to be painted and excluded: siding, trim, doors, porches, shutters, and detached buildings. Ask which loose coatings will be removed and which damaged surfaces require another trade. The EPA lead-renovation guidance addresses lead-safe requirements for covered work disturbing paint in pre-1978 housing. Ask how applicability will be assessed; a paint price does not establish compliance.
The key question before authorizing work
Ask: Which surfaces, repairs, preparation steps, and coating products are covered by the total?
