An interior painting estimate should list the surfaces, their condition, and the planned finish. Painting walls alone differs from a room price that includes ceilings, trim, doors, repairs, and furniture handling.

Price evidence and its limits

HomeGuide’s cost guide, dated August 28, 2023, lists $400–$950 to paint a 12-by-12-foot room. These are the publisher’s U.S. consumer-guide estimates, checked September 7, 2026; they are not local bids or a price survey conducted by this site. The source date is not the date every underlying project was priced. This August 2023 estimate is historical and has not been inflation-adjusted. Room dimensions do not settle ceiling height, trim coverage, repair work, or a current local price.

Define the work in the quote

Rooms and surfaces

Provide a room-by-room list of walls, ceilings, doors, and trim. Identify accent colors, changes in sheen, and excluded closets or adjoining areas.

Preparation

Specify filling, patching, sanding where appropriate, cleaning, stain treatment, and priming. Have significant drywall or moisture repairs separated from ordinary paint preparation.

Materials and completion

Record coating products, protection of floors and furnishings, access arrangements, and cleanup. Ask how coverage and final touch-ups will be checked and who moves furniture back.

Compare the same rooms and finish boundaries

Give each painter the same room list and distinguish walls, ceilings, trim, doors, and closets. Ask for the surface preparation, number of coats or coverage commitment, product line, and protection plan. Keep patching and color changes visible in the scope. A price for wall surface area should not be multiplied by the home floor area without explaining the measurement basis.

The key question before authorizing work

Ask: Does each room price cover ceilings, trim, repairs, primer, furniture handling, and the specified paint products?
